Golf “Lifestyle” Communities The company’s primary business focus in real estate is the development of “lifestyle” communities. These communities consist of 18-hole championship golf courses with single-family home lots and condominium developments. These lifestyle communities are located geographically in growth areas or projected growth areas. Primarily Bachaus Developments’ own employees construct the golf courses within these developments. The combined experience of the staff of Bachaus Developments allows the company to also provide consulting and management services to existing golf courses. Golf Course Construction & Facility Management At Bachaus Developments we understand that quality golf experiences are no longer solely based on the condition of the playing surfaces and that success relies on customer satisfaction. Each golf course we develop and operate is unique in character, amenities offered, and location. As the golf industry becomes more and more competitive, successful properties take every advantage they can to maximize chances for success. With this in mind, we envision the entire project from start to finish. Every detail is important to the overall experience from grading of the fairways and greens to the post-round atmosphere in the clubhouse. From superior agronomic conditioning to excellent guest service, we train our team members to always be customer focused. We are dedicated to providing superior experiences and understand that success relies on exceeding our customers’ expectations. Residential Development The company has extensive experience developing single-family residential lots. Typically, we will identify an area in need of lots and then acquire vacant land for developing. The company philosophy is to price the lots favorably, so as to minimize our carrying costs and risk. Whenever possible, we will also attempt to enter into contracts with home builders, before we commence construction, to obtain guaranteed sales of the lots over a period of years. This strategy ensures lot inventory turnover and cash generation, while protecting our margins to maintain profitability. |
